Karl Hutzler grew up in New York and was accustomed to living close to stores,
theaters, and restaurants. After high school, he left home to serve in the military, attend college, and raise a
family--a journey that took him as far away as Hawaii.
Six years ago, he got the chance to return --in Atlanta--to the urban life of his youth: He became manager of the
Habersham Condominium Association, and has moved into his new Pharr Court address in Buckhead.
Hutzler now lives within walking distance of the many restaurants, stores, and services that flow from the busy
intersection of West Paces Ferry, Roswell, and Peachtree roads.
"With so much emphasis on traffic problems and the conjestion we are experiencing in Atlanta, there is a renewed
interest in inner-city living and people are comming back from the suburbs," he said.
"Many of our recent sales have been to younger folks, who are working and find this
location to be an advantage. But it also appeals to older, retired people because of the proximity

in-town movement, Buckhead is undergoing extensive new construction and conversion of apartments to condos. Amid
this activity, older properties like the Habersham are continuing to florish.
"The building was completed in 1962 and was built as a co-op," said Hutzler. "The co-op idea did not fare well and
the builder / developer converted it to a rental project. Then in 1983, when the market was in better shape, it
was converted to condominiums." The Habersham

ceilings. Many have been updated with crown molding, modernized kitchens and contemporary baths. Some also have decks,

outdoor cooking facility," said Hutzler. The complex also has a library from which Habersham residents may borrow
books.
But of all its ammenities, the most attractive thing about the Habersham is its location in the heart of Buckhead.
"With people trying to reduce stress in their lives, I think the general consensus is that people want to get a
little closer to their work," said Suellen Demaline, an agent with Northside Realty.
"They are tired of the commute, the traffic and stress of living farther out."
